Tenants

Now you have found a home that suits your needs all you'll need to do is complete a simple letsure application form. Anyone who is over the age of 18 will be asked to fill out an application form costing £120 per person.

Please ensure that all sections of the form are completed, we will then process your references quickly and confidentially as possible. Check that your annual salary is at least 30 times the monthly rent. For example a rent of £600pcm would require a minimum of £18,000 annual salary if not a Guarantor is needed.

Our Fees
We ask you to pay this fee £120 to cover the administration costs of preparing the tenancy documentation and costs of credit references. The fee is payable at the time of submitting the application together with a £200 pound holding fee for the property which is deducted off the deposit. Please note that if your applications fails or is withdrawn, the administration cost is non refundable. Please note if a guarantor is needed then an additional £50 will be required to pay for each guarantor.

Please be aware that some Landlords impose certain restrictions in respect of the following:
  • Pets
  • Smokers
  • Housing Benefit
  • Students

WARNING

If your property has been professionally cleaned and a professional carpet clean at the start of your tenancy then it is compulsory that the SAME cleaners are used to perform a professional clean at the end of your tenancy paid for by YOU before you return your keys or booked and paid for as per the original receipted bill/s.

Guarantors

If you are a student, or unemployed you will need a UK guarantor. You may also require a guarantor should your income fall short of the required figure. To determine this, check that your annual salary is at least 30 times the monthly rent. For example a rent of £600pcm would require a minimum of £18,000 annual salary. Each guarantor will need to complete an application form and be referenced before a tenancy can be considered. The guarantor will also have to sign the deed of guarantee before the tenancy can proceed.

Timescales

It usually takes a minimum of 3-4 working days before you will be able to move into your property. Although every effort will be made by all parties to accommodate your moving date, unfortunately, no guarantees can be made. Oasis Living will notify you as to whether your application has been successful. Once your application has been approved, a mutually convenient time and date will be agreed for the tenancy to commence. At this point it will be necessary for all prospective tenants and guarantor/s (where required) to attend the office to sign the tenancy agreements and other relevant documentation. Once the Tenancy Agreement has been signed you will receive a counterpart copy for your retention.

Advance Payments

Please note that an advanced payment of a month's rent and the balance of the security deposit must be paid in cleared funds before the keys can be released. Your initial payment can only be made by banker's draft or building society cheque, please see our web site for the company's full bank details.

Rent

You will also be asked to complete a direct debit/standing order mandate for the monthly rental payments and ask you to contact your bank to set up the payment. This will be payable each month in advance and will be collected on a set date as stated in the tenancy agreement. For joint or multiple tenancies, only one mandate can be accepted.

Tenants Contents Insurance

The Landlord is not responsible for insuring any of your personal belongings, most of our properties are let on a Part or Fully Furnished basis so therefore we need to see a policy which covers against accidental damage is in force before the tenancy starts. Non Managed Lets

Where Oasis Living Ltd is not responsible for the management of the tenancy, you will be given the Landlord's contact details in case you need to report any maintenance problems.

Utilities

Oasis Living will take meter readings on the move in date and will contact the gas, electricity, council tax and water suppliers notifying them of meter readings at the commencement of the tenancy, they usually send out a welcome pack within 14 days. Please note that we strongly recommend that you also inform the suppliers to ensure that your details have been received and processed.
